Prepare Your Home for Sale – Outside

Whether you are an Ocean Hills seller or you are planning on selling your home and moving to Ocean Hills, the following information may help.

“You never get a second chance to make a first impression.” When your potential Ocean Hills home buyer drives up to your home, things outside need to look their best.

The grass needs to be freshly cut and edged.  If you have the new type of landscaping, your yard also needs to look great.  If Ocean Hills HOA is slacking off, give them a call, tell them you are selling, and ask them to make sure the front yard (which you are paying for) looks its best.

In the Ocean Hills Country Club people like to see lots of colored flowers and flowers grow great in Ocean Hills. Buy a few extra ones while you Ocean Hills home is for sale. Make sure the flower beds are free of weeds.

If you have pets, espedially dogs, make sure their outside area is clean. Pick up any unsightly items on the lawn, patio, or in the flowerbeds.

Take a look at your trees and shrubbery. They probably could use a good trimming. Ocean Hills home sellers are used to seeing landscaping everyday and often loose track of how much it has overgrown.
If you have yard lights, fix them. The buyers will probably ask their agent if they work.

Next to your yard, your driveway is one of the first things a Ocean Hills home buyer will see. In the daytime, park your cars on the street or in your garage and leave the driveway for your buyers (guest). If there are oil stains or rust stains, have them removed.

If you are a junk collector remove the piles of anything from you yard. Consider getting rid of anything you know you won’t be moving to the next house. Try www.Craigslist.org.  “One man’s junk is another man’s treasure.”

There are many more things that we could discuss that may make the outside of your Ocean Hills home more appealing.  Take a few minutes and stand across the street from your home. Look at it from the buyers eyes. Think what would make this home look better if you did not have to do it or pay for it. Then, do it and pay for it. You will more than get your money back.

Open Houses

Ocean Hills Country Club open houses are usually held on Sunday afternoons from 1:00 to 4:00.  You can see which homes that will be open on any given Sunday, by selecting “This Sunday’s Open Houses.”  All Ocean Hills homes for sale are listed and Ocean Hills open houses are marked in red. 

Going to an Ocean Hills open house is one way to see Ocean Hills homes, but not really the best way.  For example, 10 homes may be for sale and only one home may be an open house.  The Realtor holding the open house must stay at the home and is not free to show you all the great things Ocean Hills has to offer.  You will not be allowed to “just drive around” and will be expected to leave after your open house visit.

Driveway Parking Permitted

For Sale Floor Plans 

The basic rule for parking in Ocean Hills at night is you must be in your garage or breezeway. Basically, you cannot use your garage parking spots for storage and then ask for permission to use your driveway or street. This rule is reflected in the Ocean Hills Country Club CC&Rs and Rules and Regulations. This rule is monitored by the Ocean Hills Community Patrol Service and the Citation Review Committee.

A recent Ocean Hills buyer ask me what you can do if you have three cars. The answer is, if you register three cars in Ocean Hills, one car will be allowed in the driveway at night. No permit is required and the Ocean Hills Community Patrol will be aware that you have a third car.

A permit is required to park in your driveway if you only have two registered cars and you would like to park one of them in the driveway. You can get such a permit up to 30 days for moving in or out of your Ocean Hills home, construction, or for a registered guest. This type of permit comes from the Community Patrol Services.

The official name of the Ocean Hills Newsletter is the Ocean Hills Country Club Newsletter.  This newsletter is published monthly and distributed throughout the Ocean Hills community to each resident.  The news letter helps keep Ocean Hills residents up to date with the changes in rules as they are proposed, the financial condition of Ocean Hills Country Club Homeowners Association , and news, including news for most of the Ocean Hills Clubs.

The Ocean Hills Country Club Newsletter is a very informative publication and I make sure that I give everyone on my free tours a copy of the news letter.

Reverse Mortgage Specialist

When I come in contact with something that I think can help Ocean Hills Country Club buyers or other seniors, I just have to share. A purchase reverse mortgage is one of these things, and Owen Coyle is a great person to explain how it works.

Reverse Mortgage Revisions

HUD is changing the rules for doing reverse mortgages as of March 2, 2015. These anticipated changes are creating a rush by reverse mortgage applicants to get grandfathered in under the old less stringent rules. One of the current requirements for obtaining a reverse mortgage is that applicants must go through counseling with an FHA approved counselor. Because time is running out before the changes take effect, counselors are getting booked up and people are experiencing a difficult time arranging for their counseling session. Reverse mortgage specialist are advising prospects to get their counseling done ASAP. If you decide to get a reverse mortgage, then you will have a much better chance to get in before the deadline. The counseling certificate is good for 6 months.
